House hunting is exciting—but don’t let the thrill distract you from what matters. Beyond finding a home you love, you need to make sure it’s a smart, well-informed purchase. Here are six key things to check before making an offer.

1. Does the Location Fit Your Lifestyle? 

Yes, location matters—but it’s more than just resale value. Think about your daily routine. Is the home near your workplace, schools, favorite stores, restaurants, or gym? Take time to drive or walk through the neighborhood. A great location should make life easier and ensure long-term value later.

2. Check Major Systems and Appliances  

Pay close attention to heating and cooling systems. If the furnace or AC looks rusty or outdated, replacement costs can add up fast. Even newer systems should be inspected by a trusted pro. Check kitchen appliances too: Open the fridge and oven. Ask about age, condition, and if warranties are still active.

3. Don’t Skip the Seller Disclosure

The seller’s disclosure can reveal things you won’t see on a tour. Look for mentions of water damage, foundation repairs, or unpermitted work. Even small details like the presence of pets could matter if you have allergies. Knowing the history of the home helps you plan wisely—and negotiate smartly.

4. What Are the Neighbors Like?

5. Check for Unpermitted Additions

6. HOA Fees and Rules

If the neighborhood has a homeowners association, ask about monthly or annual dues and what they cover. Pools, walking trails, and clubhouse access can be great perks—but the cost and rules vary widely. Read through any covenants carefully, especially if they regulate paint colors, fences, rentals, parking, or even landscaping.
